Flanders Mill Bozeman Neighborhood Overview
Flanders Mill subdivision in Bozeman is a fantastic neighborhood of custom homes. The first homes were occupied in 2016 and are being built out in seven phases. Weaving throughout the neighborhood is a system of walking and running trails totaling 4.5 miles. Situated squarely in West Bozeman bordered by the new Gallatin High School, the sports field complex, and the amazing 100 Acre Gallatin County park to the east. Many of the homesites have beautiful views of the Bridger Mountains. Flanders Mill subdivision is designed to have an “Old Bozeman” feel with all the modern amenities. Design guidelines call for specific housing types but allow creative layouts and designs. A quick drive through the neighborhood will show you the myriad designs that some of the best builders around have constructed. As of 2020, there are still options to purchase a lot and construct your own custom home. Design styles can include craftsman, modern farmhouse, and charming cottages. Accessory dwelling units (ADU’s) are also an option.
The plan for Flanders Mill is based on a seven-phase buildout with 272 lots designated for single-family dwellings up to .406 acres in size. Additionally, there are lots set aside for townhomes and multi-household residences. The development encompasses 137 acres in total.
Flanders Mill Location
Flanders mill sits squarely in booming West Bozeman. Bordered by E Baxter Ave in the north, Ferguson Avenue in the east, Durston Avenue to the south, and Flanders Mill Road to the west. A quick 10-minute drive will have you in downtown Bozeman, 29 minutes to Bridger Bowl ski area.
Flanders Mill Recreation and Amenities
Flanders Mill was designed with 36 acres of parkland and open spaces. Walking trails meander between many of the homes with paved paths around the entire perimeter of the subdivision.
In the middle of the neighborhood there are two ponds fed by a natural spring providing a wonderful habitat to ducks, geese and other birds. Next to the ponds is the first playground which includes covered picnic shelters with built in barbecues. A stream meanders from the south to the north. In the northern part of the development you’ll find another playground and sand volleyball court. There are many open park spaces in the neighborhood itself but when you add the Gallatin county park and the neighboring school areas the access to outdoor activities is unprecedented in Bozeman.
Flanders Mill HOA
The Flanders Mill HOA is currently run by a third party but will transition to a homeowner run association in the future. Current dues are $120 paid quarterly. At the HOA site you can find detailed design requirements, covenants, and details of the various phases and overall site plan of the development.
